Even before a spade has broken ground, we think it's important that the future management of the building is considered, and with demand for land continuing to exceed supply, it is vital that the project runs on time and within budget to ensure maximum return on investment. By outsourcing the management of the development from the onset, both time and money are saved.

By involving us from the very start of the project, Sandrove Brahams provides:

  • A review of draft documentation - getting the paperwork right is key to the future smooth management of the development.
  • Expert advice on the development of service charge budgets to ensure all areas of future maintenance and management are accounted for properly.
  • Advice on setting up a management company, then administration of the company and the undertaking of all company secretarial duties on your behalf.
  • All administration and management responsibilities for cleaners, gardeners, repairs etc. for blocks as soon as they are handed over to us.
  • Arranging and administering buildings and other insurance policies, including engineering and Directors and Officers liability.

In most cases there is no cost to the developer for any of the above. This is because our management fee is paid for out of service charges as the development is handed over.

Also, by careful management, we can reduce or eliminate "void period" costs which are usually paid by the developer.

In addition, we can collect ground rent where the developer retains the freehold interest. For any block of more than 100 units, this too is a free service. The benefits of this are:

  • It removes the cost and the time of dealing with ground rent collection and accounting.
  • Protects the developers' good reputation.
